Leak detection guide
Finding Leaks You Cannot See
A leak you can see, like a dripping tap, is easy to deal with. The costly ones are the leaks you cannot see. Water running inside a wall cavity, under a shower base or along a pipe in the yard can go unnoticed for months while it adds to your bill and soaks into timber, plaster and soil. Finding the source quickly limits the damage and usually keeps the repair small.
Where hidden leaks usually start
In most homes we find the same culprits. Braided flexi hoses under vanities and sinks perish with age and can weep at the crimp. Basin and sink wastes loosen and their seals give way. Cisterns leak through worn inlet valves or flush seals, often silently into the pan. Shower connections inside the wall can leak behind the tiles, which is why mould on the other side of a bathroom wall is worth checking.
Narrowing it down without guesswork
We start with the meter, then work through the plumbing in sections. Closing isolation valves to individual fixtures, separating the hot side from the cold and checking the line from the meter to the house lets us narrow the search before anything is opened up. Low pressure is another clue, although it can also come from a partly closed valve, a blocked aerator or a faulty pressure limiting valve, so we check those too.
Leaks outside and underground
The water service often runs under lawns, gardens, paths or driveways. Older galvanised and copper lines can corrode or crack, and tree roots and ground movement strain the joints. Once the section is found we expose the pipe by hand, repair it and backfill. Under concrete, we talk you through repairing it in place or running a new line.
Renting? Report the leak to your property manager and ask them to send it to Torna. We regularly work with Brisbane agents and keep both tenant and agent in the loop.
You get a fixed price before the repair starts. Hard to find leaks may need an assessment fee, credited if the repair goes ahead, and every repair is backed by our lifetime workmanship guarantee. QBCC licence 15519957.
