Rental plumbing explained
Built Around Managed Homes
Plumbing in a rental is a three way job. The tenant lives with the problem, the owner pays for the fix and the property manager sits in the middle, keeping both happy while ticking off the paperwork. A large share of our work comes from agencies across South East Queensland, so we have set up the way we work around that reality rather than around a single homeowner.
Tenant reported repairs
Most work orders start with a tenant noticing something: a tap that will not stop dripping, a toilet that keeps running, a shower head that has come loose or water that is suddenly lukewarm. When the request reaches us we contact the tenant directly, confirm what they are seeing and book a time that works. If they are not home, we can collect keys from the agency or arrange access another way.
Water efficiency compliance
In Queensland, an owner can generally only charge tenants for water usage if the property is individually metered and meets the water efficiency requirements for rentals. We check the property against the current requirements, fix anything that falls short with the owner's approval, and provide the paperwork for your file. It is a good job to book between tenancies.
Owner approvals and after-hours jobs
Where a repair goes beyond a simple fix, such as a hot water replacement or a toilet suite, we give you a fixed price quote first so the owner can decide. Complex jobs may need an assessment fee, credited if the work goes ahead. For genuine emergencies after hours, we confirm the call-out with the agency over the phone before we attend.
Private landlords and strata
Not every rental runs through an agency. Private landlords and strata managers get the same process: we talk to whoever is on site, send a fixed price before anything beyond a simple fix, and report back in plain language so you know exactly what was done and why.
Every job is done by a fully licensed plumber and gas fitter, QBCC 15519957, and backed by our lifetime workmanship guarantee, which matters when the owner wants the repair to last beyond the current lease.
