That is why so much of our work in the suburb is for property managers, and why water compliance comes up again and again.
In Queensland, a landlord can generally only pass water usage charges on to a tenant if the property is water efficient and has no leaks. A plumber checks the fixtures and, once everything passes, issues a Water Compliance Certificate. It is a common step at the start of a new lease or when a property changes hands, and some agencies ask for it to be updated from time to time.
A failed item is not a big drama. On the Loganlea units we certified in September, the problems were a worn shower handpiece and mixer taps that leaked. We listed them with a fixed price, the owner approved the work through the agency, and we came back to fit the new fixtures, re-test and issue the certificates. Where we can, we test and fix in the same visit to save a second trip.
For tenants, the upside is simple. Fixing a dripping tap or a running cistern stops water being wasted on a bill they may be paying, and a new efficient shower head still gives a good shower. We explain what we are replacing and why before we start.
Compliance is only part of it. We also repair hot water systems, clear blocked drains, service toilets and fix leaks for owner-occupiers. Just over the road in Meadowbrook we recently plumbed a new commercial sink, running new lines through the ceiling and fitting a greywater pump where gravity drainage was not possible.
