The City of Moreton Bay stretches from the northern edge of Brisbane, around Bray Park, Strathpine and Brendale near the Pine River, up through North Lakes to Morayfield and Caboolture. It is a big area with every kind of home in it, and a lot of what we do here is maintenance for owners and property managers who want jobs done properly the first time.
Gutters take a beating in South East Queensland storms. At one Morayfield home we were asked to find where water was getting in. The gutters and the droppers into the downpipes were blocked along several runs, because a gutter guard had been laid inside the gutter rather than over the top, trapping leaves instead of keeping them out. We cleaned the whole house, removed the guard and found a section rusted right through. A few weeks later we replaced that section and its downpipe, using the closest profile still made and telling the owner that up front.
Many of our Moreton Bay jobs come through agencies, like the Bray Park shower head that kept dropping. We quote for owner approval, contact the tenants for access and send a clear report so the agency can close the job. Small jobs can often be quoted from the tenant's photos, which saves the owner paying for a separate inspection. If we spot something else while we are there, such as a worn flexi hose, we note it and leave the decision with the owner.
Unitywater supplies water and sewerage across Moreton Bay. The main and the meter are theirs to maintain, and the pipework on the property side is the owner's. In Caboolture we were called to cap a leaking private line, but found the meter itself loose and running. We documented it so it could be reported, rather than charging for work that was not the owner's responsibility.
