Balmoral 4171
Plumbing for Balmoral
Balmoral sits on the Brisbane River side of the inner east, between Bulimba, Hawthorne, Morningside and Cannon Hill, inside Brisbane City Council. It is a suburb of many older homes, timber Queenslanders and post-war houses, mixed in with renovations, townhouses and units. That mix shapes the plumbing work we do here. Old fittings sit beside new ones, and a renovation upstairs can put fresh load on pipework that has been in the ground for decades.
Leaks that start with high pressure
Late last year a Balmoral owner called us about water pooling in two showers, bubbling paint and a stained ceiling. While pressure testing the pipework, Joseph found the static pressure sitting well above the 500 kPa limit in the plumbing rules. Pressure that high wears out valves, flexi hoses and tap washers early and can cause water hammer. We came back, dug in beside the meter, fitted a pressure reducing valve set below the limit and lodged the Form 4.
Rentals, sales and compliance
If you lease out a Balmoral home and want tenants to pay for water usage, the property needs to meet water efficiency rules. We inspect the taps, showers and toilets, replace anything that leaks or fails, and complete the water compliance certificate in the same visit. We are happy to deal with owners directly or arrange access with the tenant.
Who is responsible for what
Urban Utilities runs the water and sewer network in Brisbane, including the water meter. The pipework on your side of the meter, through the yard and into the house, belongs to the property, and that is where we work. Every Balmoral job starts the same way: we look at the problem, explain what we found and give you a fixed price before any work starts. Harder to diagnose jobs may need an assessment fee, credited if you go ahead. Our lifetime workmanship guarantee is real, too. We have been back to Balmoral to reseal a gutter joint under it, at no cost to the owner.
