How We Handle Unit Leaks

  1. 01

    Report and Access

The owner, tenant, agent or strata manager contacts us. We arrange access to the unit with the leak and the one being affected.

  2. 02

    Test to Find the Source

Pressure tests, flood tests and a fixture check show whether it is a pipe, a waste, a trap or a failed seal.

  3. 03

    Report, Quote, Repair

You get our findings and a fixed price, so the right party can approve it before the work goes ahead.

Greenslopes 4120

Greenslopes, House or Unit

Greenslopes is an inner south side suburb in the Brisbane City Council area, close to Holland Park, Tarragindi, Camp Hill, Coorparoo and Woolloongabba. Alongside its older houses it has a good number of unit and apartment blocks, and a lot of our Greenslopes work comes from those buildings. That changes how a job is planned, quoted and reported.

Leaks between units

In a unit block, a small leak from one bathroom can show up as a stain on the ceiling below. The cause could be a failed shower seal, a loose trap, a weeping joint or a waste fitting. Rather than guess, we pressure test the water lines, flood test the shower and check each fixture so the source is clear. That matters when an owner, a tenant and a body corporate all want to know who pays for the repair.

Toilets that keep running

Toilets are the most common job on our Greenslopes job sheet. A running cistern wastes water quietly all day, while a leaking pan seal can damage flooring. A full service with new washers, seals and an inlet valve where needed often brings an older toilet back into good order. When the pan or cistern is past it, we supply and fit a new suite and take the old one away. In an apartment we also check the shower trap and floor waste while we are in the bathroom, because a worn trap is a common cause of smells and slow drainage.

Pressure, drains and old tanks

Banging pipes, spitting taps or hot water that fades away are often linked to water pressure, and a pressure limiting valve protects fixtures from high mains pressure. Slow basins, showers and floor wastes in older bathrooms usually come down to years of soap and hair, which we clear and flush. Some properties still carry a rainwater tank nobody uses, and we can decommission it and put the taps back on mains water.

Urban Utilities looks after the water main and meters in Greenslopes. Pipework past the meter belongs to the owner or, for some shared services, the body corporate. Whoever is paying, you get upfront pricing, a licensed plumber and gas fitter, and our lifetime workmanship guarantee.

FAQ

Greenslopes Plumber FAQs

What Greenslopes residents and strata managers ask us.

Do you work in Greenslopes?

Yes. We complete jobs in Greenslopes regularly, in both houses and unit blocks, and also cover Holland Park, Tarragindi, Camp Hill and Woolloongabba.

How soon can you be in Greenslopes?

Call us and we will give you a time. If water is leaking into another unit after hours, ask about our after-hours emergency service.

Who is responsible for the water main in Greenslopes?

Urban Utilities looks after the main and the meter. After the meter, pipes are the owner's responsibility, or the body corporate's for some shared services in a unit block.

Can you work directly with our body corporate?

Yes. We take work orders from strata and body corporate managers, test to find the cause and send findings and a fixed price so they can approve the repair.

Is it worth servicing an old toilet?

Often, yes. A service with new washers, seals and inlet valve can stop a running cistern. If the pan or cistern is cracked or worn out, we will quote a new suite instead.

What does a leak investigation involve?

We pressure test the water lines, flood test the shower and check each fixture. A complex investigation may carry an assessment fee, which is credited if the repair goes ahead.
