Thornlands 4164
Thornlands sits on the southern side of Cleveland in the Redlands, with a mix of established homes and newer estates. Newer does not mean trouble free. Plenty of the problems we fix are small parts that wear out on a schedule of their own, whatever the age of the house: toilet valves, tap cartridges, braided hoses and hot water valves.
A typical Thornlands visit this year started with an ensuite toilet that would not stop running. We replaced the inlet valve, the outlet rubber and the flexible hose, then turned to the ensuite basin, where the braided hoses under the mixer had rusted. While we were there, the kitchen sink basket wastes were leaking, so we tightened them at no charge.
In October we ran a new cold water line for a fridge that had moved with a kitchen change. We teed into the existing copper line, ran new pipe through the ceiling and fitted a dedicated isolation valve above the fridge space, then lodged the QBCC Form 4. At the same home we pressure tested the hot water line on its own and confirmed a hot and cold cross-connection, then narrowed down where it was likely to be before the owner decided on next steps.
The braided hoses that feed your taps, toilets and dishwasher are under pressure all day. When the braid starts to rust, fray or bulge, the hose is getting close to failing, and a failed hose under a vanity can release a lot of water quickly. Take a torch and check under your sinks. If anything looks rusty or swollen, replace it before it becomes an insurance claim.
